RELAXING ON THE PORCHEVER DREAM OF LIVING IN SOUTHAMPTON VILLAGE, NY?...Many People Do!!!

The Head line reads: "A Walkers Guide to Home Buying" --and then the rest of the Wall Street Journal article goes on to describe the "amenities" or "places" they were referring to: Restaurants, movie theaters, drugstores, Grocery stores etc....

Small wonder then, that Southampton Village, New York is THE destination for home buyers! Buyers, looking to buy here in the Hamptons are looking for "proximity" more than anything else right now.

 A SOUTHAMPTON VILLAGE GATHERING ROOM

The article ran in the Wall Street Journal in their Real Estate Section in late 2011. It offers many good reasons why home buyers are being pulled to locations which have a "Village" feeling or at least a strip mall with all the needed stores and amenities within walking distance to the home they buy.

The fact is that Southampton Village and the other Hamlets that make up the "Hamptons" are all where they were since the very beginning for good reason, when there was no mass transportation; when even a buggy ride was a luxury! In the 1600's people walked every place they went.

Farmers, carrying their bags of wheat and rye in a wooden sleigh in the winter and wheel barrow in the summer, walked to the grist mill in water Mill.

There were no massive farms then; family farms were just a source of food--a way of life that every living human needed toTHE WIND MILL IN WATER MILL NEW YORK live and thrive in the earliest times here in the Hamlets of the Eastern End of Long island, New York. Walking was the main mode of travel.

A horse and buggy could help them out but most of the time it was a walk that got you to the place you were going---a job at the Halsey farm; church on Sunday morning or a walk to the general store for provisions.

Flash forward to the 21st century:

Again, the residents who have homes, either second homes or primary residences here are all walking to the shops, the grocer, the restaurants. They are walking to the ocean beaches, to church, to synagogue, museums, to the theater and to the library here in Southampton village--and it is all on purpose!

THE ORIGINAL GRIST MILL IN WATER MILLWalking is the favorite means of travel here in the Village of Southampton--everything is so close and being that this Village is the ONLY village built right on the ocean, it makes sense that walking is the favorite pass-time.

Fitness gives incentive to all who visit here, who live here or those who have a summer home here.

That is it! That is why this area, Southampton Village and other villages here in the Hamptons are THE place to buy right now; record sales for the area are happening in the places where the amenities mentioned above are located. Running, bicycling and walking are frequent pass-times; the Village of Southampton makes them all easy and fun!

This is not news to those of us who are in real estate in Southampton Village, NY. It is THE destination for home buyers. When buyers come looking, they invariably ask for a Village location, especially since the economy faltered and failed in 2008-2009.

Maybe it's the need to save money on gas?--maybe the need for a relatively easy way to stay fit? These young and not-so-young buyers are ahead of the game if they bought at the bottom of the market...from January '08 to the present. They are young (in their thinking!), savvy New Yorkers, New Jersey and Connecticut families who have spent summers here over the years. They have picked Southampton Village in which to settle down where they can take walks at twilight with their little ones--where they can dash out for a few minutes to grab a cup of coffee at the Golden Pear on Main, or an old fashioned breakfast at Sip 'n Soda, on Hampton Road.

Southampton Village, New York is the one hamlet that is a year-round community and it draws more and more residents each year as people seek refuge from crowded cities, a healthy place to raise a family and for a place to retire.

Here, in this historically famous village, people can shop without the pressure of the big city, they can enjoy a leisurely and delicious meal at La Parmigiana on Hampton Road or an unforgettable meal at Red bar also on Hampton Road. A great lunch or brunch can be had at Le Chef and Little Red on Jobs Lane. Also, on Jobs Lane, you can enjoy a delicious lunchJOBS LANE IN SOUTHAMPTON VILLAGE, NEW YORK at The Drivers Seat, or grab a sandwich or a picnic of salads and treats at the Southampton Deli, right near the playground!

To shop on Jobs Lane is an unforgettable experience; it has been so since the very beginning--Stevenson's Toy Store now fills an original 2 story building that sits across from the Driver's Seat restaurant.

The Parrish Art Museum, in the throws of leaving the Village to go to their new home in Water Mill, still offers world class exhibits of William Meritt Chase and other famous local art collections at the historical Stanford White building on Jobs Lane. The tall columns of the classical Busts of Caesar still stand strong, and line the lovely brick walk which takes you from Jobs Lane to West main street... a scene Not to be missed if you come to The Hamptons.

 

An ice cream cone from the Fudge Shop on Main, a delicious soup and salad at Silvers, also on Main Street and an Italian Ice or a 4 star dinner at Sant Ambroise can make you never want to leave this fabulous and historic POST LANE HOME THAT JUST WENT TO CONTRACTvillage.

The Village of Southampton makes for a perfect place to grow a family--playgrounds, beaches, walking trails, fine schools, theaters and the Southampton Library are all here to support the way a child grows, learns and develops into a happy and productive adult...Homes, such as the house on the left here, are being built for those families who choose to be here full time or weekends only. This one went to contract well before completion and within 4 months of breaking ground!

Located on a short, historic street, this house is exactly mid-way to the Village center and to the beach. This home is representative of the sort of houses that home buyers are looking for: On a quiet street with a cul-de-sac, and just 3 blocks to the ocean and even closer to the center of the Village!

This is the way it should be---nothing is better than to walk out your front door and be in the center of town in 5-10 minutes!
