      <title>A MAJOR MARKET SHIFT IS HAPPENING; LOOK AT THE POSSIBILITIES...</title>

&lt;p&gt;&lt;span&gt;I actually wrote this post in late March--Since then some &lt;strong&gt;major shifts&lt;/strong&gt; have already begun and I feel like getting this out there again since it did not get seen by many members (or the public for that matter!) in the first go around.&amp;nbsp;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Please read this and comment so that we all get a feeling of what is happening nation-wide. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span&gt;It is more important than ever to make sure we get the jump on these trends that may alter our profession forever!&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Since September 2008 all real estate agents have been struggling with the worst fiscal crisis in history and the longest housing &lt;img title="ONLINE BUSINESS STRATEGIES INCLUDES LOCAL INFORMATION" src="http://activerain.com/image_store/uploads/6/0/3/4/2/ar136413752924306.jpg" height="289" alt="ONLINE BUSINESS STRATEGIES INCLUDES LOCAL INFORMATION" width="380"&gt;recession as well...&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I began to see a change beginning&amp;nbsp;in&amp;nbsp;the middle of last year--June 2012 was a record month in&amp;nbsp;home sales in the Hamptons and we watched (and worked) as a return to normal began, with inventories falling and buyers, long at bay as to what to do about buying, began their rush to get the best buy before prices began to escalate.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2013 will be a record year in house sales&lt;/strong&gt;--at least that is what all projections indicate. I believe that is possible but. Even though I still remain conservative in my approach, I have made some significant changes&amp;nbsp;in my sales&amp;nbsp;strategies&amp;nbsp;and the way I market my listings.&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;MY PLAN OF ATTACK...&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;I have made a real effort to be different in my "Pitch" package to potential sellers. I am taking the position that we are quickly moving into a sellers market and &lt;strong&gt;I have made a commitment to focus on the listing side of my business&lt;/strong&gt;.&lt;/li&gt;
&lt;li&gt;I have formulated a new CMA that covers a more personal approach to the Pitch. &lt;strong&gt;EXAMPLE&lt;/strong&gt; &lt;a href="http://activerain.com/blogsview/3615141/a-comprehensive-market-analysis-can-be-very-personal-"&gt;A COMPREHENSIVE MARKET ANALYSIS CAN BE VERY PERSONAL....&lt;/a&gt;
&lt;/li&gt;
&lt;li&gt;I get most of my listings from direct calls FROM sellers--they find my blog and they love it!&lt;/li&gt;
&lt;li&gt;Since I get so many listings this way, I am looking for ways to maximize my efforts--One way is to do more interesting local postings.&lt;/li&gt;
&lt;li&gt;Market reports on my blog&amp;nbsp;are more effective for my business than anything else I do. Here is one &lt;strong&gt;EXAMPLE&lt;/strong&gt;&amp;nbsp;&amp;nbsp;&lt;a href="http://activerain.com/blogsview/3541880/new-home-construction-still-the-bulwark-of-the-hamptons-market"&gt;NEW HOME CONSTRUCTION, STILL THE "BULWARK" OF THE HAMPTONS MARKET&lt;/a&gt;&amp;nbsp; I take the single topic approach about the market so that I get the point across and I don't dilute the topic. I find this&amp;nbsp;makes for a more interesting blog post than the columns and pie charts.&lt;/li&gt;
&lt;li&gt;Another way to get the message out there to the public is to inform them about an area&amp;nbsp;like they have never been informed before. &lt;strong&gt;EXAMPLE&lt;/strong&gt; &lt;a href="http://activerain.com/blogsview/3642352/best-houses-for-sale-best-places-to-go-in-southampton-village-ny"&gt;BEST HOUSES FOR SALE, BEST PLACES TO GO IN SOUTHAMPTON VILLAGE, NY&lt;/a&gt;
&lt;/li&gt;
&lt;li&gt;My print ad business is where I am getting some activity so&amp;nbsp;I am increasing my budget for magazine ads. Since this is a resort community, there is a lot of down time when the public is apt to pick up glossy magazines to pour over as they sit in the sun or relax with their weekend breakfast.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;THE BIGGEST "GRIEF"&amp;nbsp;IN MY MARKETING EFFORTS....&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My personal marketing efforts are constantly thwarted&lt;/strong&gt; by the &lt;strong&gt;new agent&lt;/strong&gt; who hits the floor running! &lt;strong&gt;Right out of the financial markets&lt;/strong&gt;, these Newbies join the real estate business like they have been in it for 20 years---like they know better than any other well established agent out there! They somehow manage to get the sellers attention better than any of the "Old Guard" ever did! They even pretend to be long Hamptons residents when they just moved in last week! They have BIG $$ signs in their eyes!&lt;/p&gt;
&lt;p&gt;These Newbies accomplish this "invasion" by &lt;strong&gt;PAYING&amp;nbsp;UP&lt;/strong&gt; on Trulia and Zillow for a space in an area and then they &lt;strong&gt;GIVE AWAY&lt;/strong&gt; their listings (and sometimes mine!) and they now BLOG on those sights---&lt;strong&gt;GIVING AWAY&lt;/strong&gt; &lt;strong&gt;even more of the reason for being a licensed agent! &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;All this is done without a thought as to what they are doing: &lt;strong&gt;They are undermining the entire brokerage business and they are GIVING AWAY&amp;nbsp;priceless listing information so these giant sites can build their data bases!! Those sites now own the content and the listings.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;AN OPPORTUNITY, NOT A PROBLEM...&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I look at this "invasion" as an opportunity&lt;/strong&gt; to "up the ante" in my own efforts--I never ignore these agents; I do make mental notes of what they do.&amp;nbsp;Here are the three things I always keep in the front of my mind as I go to work with a client:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;EXAMPLE&lt;/strong&gt;: I never leave a pitch package in the hands of the homeowner. I want them to "need" me again--I always get another call from them. A pitch package like this one has brought me tons of new listings: &lt;a href="http://activerain.com/blogsview/3445758/my-pitch-package-this-one-was-a-home-run-for-me-"&gt;MY PITCH PACKAGE: This One Was A Home Run For Me!!!&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;EXAMPLE: &lt;/strong&gt;I make sure my approach is always on the local side of the business. My focus is always to give the buyer and the seller (I work with both) the awareness that I am not just another "hot shot" agent who comes, hits the big time and then disappears. Here is my last post with my approach for local blogging---I use local information to enhance the property. &lt;strong&gt;EXAMPLE&lt;/strong&gt;&amp;nbsp; &lt;a href="http://activerain.com/blogsview/3629961/great-new-listing-on-cold-spring-pond-"&gt;GREAT NEW LISTING ON COLD SPRING POND!&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;EXAMPLE:&lt;/strong&gt; Buyers and sellers who want to use my services do so because they&amp;nbsp;know I know&amp;nbsp;what is great and good about the Hamptons&amp;nbsp;; and not just from a night club or party point of view. They read my&lt;strong&gt; informative local posts&lt;/strong&gt; and that is why they choose me. &lt;strong&gt;EXAMPLE &lt;/strong&gt;&lt;a href="http://activerain.com/blogsview/3667294/tell-me-a-story-a-story-about-real-estate-and-local-information-"&gt;&lt;strong&gt;TELL ME A STORY....A Story About Real Estate and Local Information..&lt;/strong&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;HOW WILL THIS BUSINESS LOOK&amp;nbsp;if the day comes when all agents who amount to a hill of beans are found by what they say and how they inform the public about what they know and do?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;It becomes a whole new way of doing business and in that case &lt;strong&gt;you have to put up or shut up.&lt;/strong&gt; To my way of thinking, that is &lt;strong&gt;a very refreshing way for real estate to evolve&lt;/strong&gt; and for it &lt;strong&gt;to overcome the attempts on the part of the Trulia and Zillow types to unseat RE agents at every turn.&lt;/strong&gt;&lt;/p&gt;

Transparency is also a trending way of doing things and &lt;span&gt;&lt;strong&gt;what could be more transparent than a profession that blogs about itself???&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;SO BRING IT ON.....&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;...and let all who can sell real estate and talk with &lt;strong&gt;&lt;span&gt;knowledge&lt;/span&gt; &lt;/strong&gt;about&amp;nbsp;a location&amp;nbsp;at the same time come to the front of the line and be the area specialists that are needed so desperately in this business---&lt;strong&gt;it may even up-level our reputations in the process!&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;You heard me right!&lt;/strong&gt;&amp;nbsp;There are &lt;strong&gt;oyster beds and clam beds&lt;/strong&gt; right out in front of this Modern treasure. You can go oystering and clamming at any time they are ready! (NOT in any month without an R though--summer months are not the best for cold water shell fish)&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;ABOUT&amp;nbsp;THE HOUSE AND IT'S ENVIRONS&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The house was built in 1995 and replaces one of the original beach shacks on Cold Spring Pond. At the time, the owner built a &lt;strong&gt;very large deck&lt;/strong&gt; that covered the span of the house and it&amp;nbsp;reaches out nearly to the bulk heading on the shore. This is something that one&amp;nbsp;can no longer do in today's restrictive requirements for wetlands and waterfront properties. However, the current owner decided&amp;nbsp;to go to the Town of Southampton for permission to keep the deck if they&amp;nbsp;listed the house for sale; so it has been approved and now is part of the property, an invaluable part of the ownership here in &lt;strong&gt;Cold Spring Point&lt;/strong&gt;.&lt;/p&gt;

&lt;p&gt;There are 3 bedrooms on the main floor&amp;nbsp;and a&amp;nbsp;sleeping loft&amp;nbsp;up above the rafters--the ceilings are 27' high and there are two large paddle fans to cool the huge 1000 SF (approx)living/dining/family room area. Even though there is CAC, the house is wonderful when it is opened to the outside and the fans&amp;nbsp;act as a great way to&amp;nbsp;circulate the fresh air.&amp;nbsp;&amp;nbsp;There is a large, attached&amp;nbsp;2 car garage that can be renovated to&amp;nbsp;serve as an additional sitting room/bedroom if so desired, adding an additional 600 feet of living space to the existing 2200 SF.&lt;/p&gt;

&lt;p&gt;A trip out to Sea in your own fishing boat is a real possibility here! Water sports such as kayaking,&amp;nbsp;sail fishing&amp;nbsp;or&amp;nbsp;paddle boarding&amp;nbsp;are a great pass-time here on &lt;strong&gt;Cold Spring Pond&lt;/strong&gt;!&lt;/p&gt;

&lt;p&gt;When the Wellins family bought Silver's, the soda shop,&amp;nbsp;cigar, and news stand&amp;nbsp;on Main Street in Southampton Village, New York&amp;nbsp;in&amp;nbsp;1923 there was a real opportunity to take advantage of the&amp;nbsp;void of good places to go for a great&amp;nbsp;bowl of soup, a good magazine and a good cigar!&lt;/p&gt;
&lt;p&gt;There were the days in the '70s&amp;nbsp;when the magazine racks were&amp;nbsp;full of newspapers, Life, Time, Newsweek, Vogue, Seventeen and many, many more not so well known magazines of the day. The proprietor, Mr. Wellins would stand guard&amp;nbsp;over the news paper stand as he tapped his cane on the floor and&amp;nbsp;ordered: "Are you going to buy that?" when someone reached for and opened one of the magazines..In other words he did not want the person to stand there, read it and then put it back...He was a character; one who was irascible and&amp;nbsp;was seen to&amp;nbsp;be downright mean!&lt;/p&gt;

&lt;p&gt;Restaurants, movie theaters, playgrounds, drugstores, Grocery stores, are all within a 1/2 mile radius within the Village limits&amp;nbsp;here and that has been the driving force for homeownership in Southampton since it was founded in 1894.&lt;/p&gt;
&lt;p&gt;Small wonder then, that Southampton Village, New York is THE destination for home buyers!&lt;strong&gt; Buyers, looking to buy here in the Hamptons are looking for "proximity" more than anything else right now.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The fact is that Southampton Village and the other Hamlets that make up the "Hamptons&lt;/strong&gt;" are all where they were since the very beginning for good reason, when there was no mass transportation; when even a buggy ride was a luxury! In the 1600's people walked every place they went.&lt;/p&gt;
&lt;p&gt;Farmers, carrying their bags of wheat and rye in a wooden sleigh in the winter and wheel barrow in the summer, walked to the grist mill in water Mill.&lt;/p&gt;
&lt;p&gt;There were no massive farms then; family farms were just a source of food--a way of life that every living human needed to&lt;img title="THE WIND MILL IN WATER MILL NEW YORK" src="http://activerain.comhttp://activerain.com/image_store/uploads/2/6/8/8/8/ar136044011488862.JPG" height="152" alt="THE WIND MILL IN WATER MILL NEW YORK" width="250"&gt; live and thrive in the earliest times here in the Hamlets of the Eastern End of Long island, New York. Walking was the main mode of travel.&lt;/p&gt;
&lt;p&gt;A horse and buggy could help them out but most of the time it was a walk that got you to the place you were going---a job at the Halsey farm; church on Sunday morning or a walk to the general store for provisions.&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;Flash forward to the 21st century.....&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;Again, the residents who have homes, either second homes or primary residences here are all walking to the shops, the grocer, the restaurants. They are walking to the ocean beaches, to church, to synagogue, museums, to the theater and to the library here in Southampton village--and it is all on purpose!&lt;/p&gt;

&lt;p&gt;Fitness gives incentive to all who visit here, who live here or those who have a summer home here.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span&gt;That is it!&lt;/span&gt;&lt;/strong&gt; That is why this area, Southampton Village and other villages here in the Hamptons are THE place to buy right now; record sales for the area are happening in the places where the amenities mentioned above are located. Running, bicycling and walking are frequent pass-times; the Village of Southampton makes them all easy and fun!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;This is not news to those of us who are in real estate&lt;/strong&gt; in Southampton Village, NY. It is THE destination for home buyers. When buyers come looking, they invariably ask for a Village location, especially since the economy faltered and failed in 2008-2009.&lt;/p&gt;
&lt;p&gt;Maybe it's the need to save money on gas?--maybe the need for a relatively easy way to stay fit? These young and not-so-young buyers are ahead of the game if they bought at the bottom of the market...from January '08 to the present. They are young (in their thinking!), savvy New Yorkers, New Jersey and Connecticut families who have spent summers here over the years. &lt;p&gt;The &lt;strong&gt;&lt;span&gt;Parrish Art Museum&lt;/span&gt;&lt;/strong&gt;, in the throws of leaving the Village to go to their new home in Water Mill, still offers world class exhibits of William Meritt Chase and other famous local art collections at the historical Stanford White building on Jobs Lane. The tall columns of the classical &lt;strong&gt;&lt;span&gt;Busts of Caesar&lt;/span&gt;&lt;/strong&gt; still stand strong, and line the lovely brick walk which takes you from Jobs Lane to West main street... a scene Not to be missed if you come to The Hamptons.&lt;/p&gt;

      <title>IS SMALL THE NEW BIG?...The Wisdom Of The One Thing!</title>

&lt;p&gt;I was so inspired by Carla Muss's featured post yesterday that I just had to blog about it!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In: &lt;a href="http://activerain.com/blogsview/3702883/the-one-thing-going-small-emerging-the-opposite-of-small"&gt;The One Thing: Going Small . . . Emerging The Opposite of Small&lt;/a&gt;&amp;nbsp;Carla gives us all an eye opening view into her tribulations and it is a wonderful thing to see the "emerging " of a new view, a new human experience with an understanding of just what is going on--and her discovery of&lt;strong&gt; "The One Thing" by Gary Keller&lt;/strong&gt; that has given her the courage to go forward!&amp;nbsp;Her focus and her singular determination is refreshing and inspiring to me because of something I discovered a while ago.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;"SMALL IS THE NEW BIG" &lt;/strong&gt;is the title of a book written in 2006&amp;nbsp;by one of my favorite authors, Seth Godin.&lt;/p&gt;
&lt;p&gt;When I read that book, I had a feeling that &lt;strong&gt;Seth wanted to get a point across&lt;/strong&gt; that in it's own way is a precursor to what Carla has discovered.&amp;nbsp;I loved the book because it inspired me to go on with my life in spite of the fact that it appeared to be slowing down and&amp;nbsp;having&amp;nbsp;less of an&amp;nbsp;impact&amp;nbsp;on those around me.&lt;/p&gt;
&lt;p&gt;I had knee surgery as Carla did and though&amp;nbsp;it was relatively minor&amp;nbsp;surgery&amp;nbsp;and my results were not as devastating as hers, I still have a hard time walking to this day. I can not show &lt;img title="I NOW FOCUS ON MY WRITING AND 1 CLIENT WHO BRINGS ME BUSINESS THAT I CAN COUNT ON" src="http://activerain.com/image_store/uploads/3/3/1/7/9/ar1366857497133.jpg" height="150" alt="I NOW FOCUS ON MY WRITING AND 1 CLIENT WHO BRINGS ME BUSINESSTHAT I CAN COUNT ON" width="200"&gt;certain houses that are several levels because the pain is excruciating when I try to walk up or down stairs. I have found certain supplements that help me out now so after 4 years&amp;nbsp;of this struggle I seem to be coming out of it...and &lt;strong&gt;I have become more focused as a result&lt;/strong&gt; of the experience.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I now focus on my writing&lt;/strong&gt; and on&amp;nbsp;my one client who is a developer. This developer has done 3&amp;nbsp; projects with me as his agent and these 3 projects have turned into more sales and more listings for me--until I &lt;strong&gt;focused as I&amp;nbsp;am now&amp;nbsp;doing&lt;/strong&gt;, I was all over the place and getting nothing to generate the business that I needed to make a decent, more predictable&amp;nbsp;income....I was struggling!&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;But in that struggle I found a new freedom: Writing!&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Seth's writings got me to begin to blog---&lt;/strong&gt;Blogging has given me a new view of life too. Writing for me is one thing that I can do no matter how big or small I feel! In fact, as my life contracts and I become less involved in the more mundane activities of life, I find myself becoming more "me" than ever before, because of my writing!&lt;/p&gt;
&lt;p&gt;Seth states: "The book is a collection of more than 180 riffs that have appeared in Fast Company or on my blog over the last six or seven years. &lt;strong&gt;It's designed to spark you and your colleagues into doing what you already knew how to do in the first place&lt;/strong&gt;."&lt;/p&gt;
&lt;p&gt;So, when I saw Carla's Post I thought it would be another "rant" or 'riff" on the things we do in life---I guess maybe it is that, in her way. But Carla went much deeper than that and came up with one of the most inspiring writings I have seen yet on the matter of "when things go wrong" in your life.&lt;/p&gt;
&lt;p&gt;I can totally relate to what she wrote and it helped to re-open the door to&amp;nbsp;a concept&amp;nbsp;of which&amp;nbsp;I already have a full understanding:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span&gt;IT'S THE LAW OF PHYSICS....EXPANSION AND CONTRACTION:&lt;img title="EINSTEIN'S THEORY OF RELATIVELY INCLUDED HIS LAST, UNFINISHED THEORUM: EXPANSION AND CONTRACTION OF THE UNIVERSE" src="http://activerain.com/image_store/uploads/4/4/0/1/8/ar136685766681044.jpg" height="225" alt="EINSTEIN'S THEORY OF RELATIVELY INCLUDED HIS LAST, UNFINISHED THEORUM: EXPANSION AND CONTRACTION OF THE UNIVERSE" width="300"&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;The laws of physics make it clear that our existence is made up of expansion and contraction. Like&amp;nbsp;the living, breathing "thing" that it is, life unfolds with both the in and the out, the up and the down, the big and the small and that motion gives it longevity. Once that motion stops, so does life itself.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;When we are going through an expansion,&amp;nbsp; everything lines up for that motion or wave of growth. The universe seems to support the expansion and we find our lives full of the stuff that comes from an expanded existence.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;When we start to go into a contraction, into the "small" in other words, we tend to fight it, to resist what we know is happening on a subconscious level. We start to fight it and in that fight, we lose. &lt;span&gt;We lose because fighting the contraction cuts off the very motion that gives us life,&amp;nbsp; the in and out, or the breathing part!...&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;This is the time to let go; this is when the fear sets in and we need to know that fear is a natural by-product of contraction--so letting go and going with the way things are happening&amp;nbsp;is the only way to win.&amp;nbsp;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;The very idea that we are going into a contraction can make us frightened, indeed! No one wants to think that the life that they have been living in this expansive way can suddenly reverse itself--and yet it does... Life does throw us into reverse and&lt;strong&gt;&lt;em&gt; it is how we pull through that reversal or contraction that is what&amp;nbsp;makes us who we are!&lt;/em&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;So, I want to thank Carla and tell her that I appreciate the deeper understanding that she seems to have about life now; I am hoping it will rub off on me too so that I can have the sense of "self" that she has discovered....&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span&gt;Maybe I already do have that sense of "self"&amp;nbsp;and maybe her post was just a reminder that "Small IS The New Big" after all!&lt;br&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;I AM OPEN TO ALL OPTIONS!!!&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

You act on any and all contacts you get and you make sure all i's are dotted and t's are crossed in a purchase memo...Simple as that! &lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span&gt;&lt;strong&gt;It all starts with your &lt;span&gt;response&lt;/span&gt; time.&lt;/strong&gt; Responding in a timely manner to your email, phone calls, text messages, blog posts--all of it--that is where&amp;nbsp;building credibility&amp;nbsp;begins. &lt;strong&gt;ANSWER YOUR&lt;/strong&gt; &lt;strong&gt;PHONE!....&lt;/strong&gt;or your emails, texts etc. and &lt;strong&gt;answer them immediately&lt;/strong&gt;! We live in a high tech world that has evolved into a &lt;strong&gt;whip-cracking response time&lt;/strong&gt; or you lose! Unfortunately, there is no time for mistakes or laxity with this one. Make it priority number one to respond and respond quickly! &lt;span&gt;&lt;strong&gt;You will not be viewed as credible if you do not return phone calls or answer emails!&lt;/strong&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span&gt;&lt;strong&gt;If you &lt;span&gt;do not&lt;/span&gt;&amp;nbsp;keep your commitments you will have no credibility with those who&amp;nbsp;are left hanging.&amp;nbsp;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Market reports come to mind when we talk about good information---Good information is not always "data"..No, good information comes from your experience AND fact based&amp;nbsp;data in order to round out a good market report. Your credibility is on display big-time when you do a good market report!&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;NO CREDIBLE FACTS; NO CREDIBILITY!&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Research is an action that can not be given short shrift---you need to do the work! &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;&lt;img title="MARKET REPORTS, BACKED UP BY CREDIBLE DATA, CREATES CREDIBILITY" src="http://activerain.com/image_store/uploads/5/3/6/7/4/ar1365556147635.jpg" height="280" alt="MARKET REPORTS, BACKED UP BY CREDIBLE DATA, CREATES CREDIBILITY" width="280"&gt;&lt;/strong&gt;Without a commitment to the necessary research, an agent becomes just another order taker--and &lt;strong&gt;the public does not like order takers&lt;/strong&gt;. They view those agents who do not share themselves and their knowledge as just more of the same old type of agent who came into the real estate business just to fill in an empty time slot. A wife who has time on her hands--her husband who retired and now wants to keep himself busy!...Credibility is in the tank!!!&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;Many friends of mine in this business just don't see the value of fact-based communications with their clients&lt;/strong&gt;--they have literally let that part of their real estate business go to the "powers" that be. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Top&amp;nbsp;Management &lt;em&gt;&lt;span&gt;does&lt;/span&gt;&lt;/em&gt; do the research in many companies and they &lt;span&gt;&lt;em&gt;do dispense&lt;/em&gt;&lt;/span&gt; the information to major publications and publishing those reports is great--&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;But it is not the same as a well researched, credible&amp;nbsp;market report specific to the area in question&lt;/strong&gt;--the place where your buyer bought their home; or where&amp;nbsp;A homeowner&amp;nbsp;lives who&amp;nbsp;just signed you up as their &lt;strong&gt;Exclusive Agent!&lt;/strong&gt; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;CREDIBLE ACTIONS&amp;nbsp;BUILD CREDIBILITY.....AND&amp;nbsp;BUILDS MORE AND MORE BUSINESS IN THE PROCESS!&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;Many weeks ago I had a conversation with&amp;nbsp;a client&amp;nbsp;who wanted to list her home with me and then proceeded to complain that I was asking too much of her when I asked her for documents about her property. "Please do not bother me with all those pesky questions" was her reply to my request!&lt;/p&gt;
&lt;p&gt;She was very upset when&amp;nbsp;I asked her if she had a survey and then proceeded to ignore my request. I did go to the Building Department to get the survey they had on file&amp;nbsp;and I&amp;nbsp;got as much information as&amp;nbsp;I could because&amp;nbsp;I knew that there could be problems that I needed to know about.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;On my&amp;nbsp;part, I like to be aware of and to make the owner aware of&amp;nbsp;the&amp;nbsp;many things that can go wrong if you are not on top of all the facts&amp;nbsp;about a property. I think it is best to avoid the "trap" of having a listing that you can't sell because of a lack of a certificate of occupancy or a neighbor&amp;nbsp;who has taken adverse posession&amp;nbsp;with a&amp;nbsp;fence that infringes on&amp;nbsp;the property!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;To avoid a catastrophe at closing or a law suit afterwards,&amp;nbsp;most homeowners like to be made aware of these things....I always ask things&amp;nbsp;like:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Do you have a survey?&lt;/li&gt;
&lt;li&gt;Do you have an updated C of O?&lt;/li&gt;

&lt;li&gt;Have you ever had an issue with your lot lines?&lt;/li&gt;
&lt;li&gt;Are you connected to Town water?&lt;/li&gt;
&lt;li&gt;Do you have gas or oil heat?&lt;/li&gt;
&lt;li&gt;Is your oil tank in the ground? If so have you had it tested lately?&lt;/li&gt;
&lt;li&gt;If you do not use the oil tank any longer, "have you "abandoned" it properly?"&lt;/li&gt;
&lt;li&gt;Have you had a recent inspection or clean-out of your septic system?&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;These&amp;nbsp;are just a few of the things I always ask in preparation for taking a&amp;nbsp;listing. In my experience it is always best to be aware of the potential trip-ups that can be found early on. I like to advise the owner to get these issues&amp;nbsp;handled long before there is ever a deal.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;BUSINESS RELATIONSHIPS NEED TO BE ASSEMBLED. &lt;/strong&gt;Until all the pieces are in place, All you have is a pile of pieces, meaning nothing!&lt;/p&gt;
&lt;p&gt;As Real estate professionals, it is essential to build trust, comfort, believability, and credibility with your clients and customers. The ingredients with which to create this relationship are not unique to real estate--any successful sales professional knows that you must be as on target with how you handle people as a good psycho-analyst!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span&gt;T&lt;/span&gt;&lt;span&gt;RY STARTING WITH A WILLING PARTICIPANT!...&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When the time is right to start a real business relationship I have discovered that &lt;strong&gt;you need to have a willing partner&lt;/strong&gt;. This may seem to be quite obvious, but I have found that there are more agents out there trying to develop relationships with people who have no interest in them.&lt;/p&gt;
&lt;p&gt;&lt;img title="HOLD UP THE TRUTH IN ALL BUSINESS AFFAIRS" src="http://activerain.comhttp://activerain.com/image_store/uploads/5/8/7/8/9/180x169xar136579136098785.jpg.pagespeed.ic.DIKlFFb_B6.jpg" height="169" alt="HOLD UP THE TRUTH IN ALL BUSINESS AFFAIRS" width="180"&gt;These are the agents who believe they have the "magic touch" with people. They do not even question their ability to sign people up as "My Customer" or "My Buyer" or even "My Client" when in fact they are in no better a position than a brick wall to have the kind of connection that it takes to have a good, solid business relationship.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span&gt;THE PLAIN TRUTH...&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The plain truth can be quite painful&lt;/strong&gt;, as one of my fellow agents learned a year or so ago.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;This agent had her eye on a homeowner&lt;/strong&gt; who was known to buy properties and build new houses and in turn, list with an agent and sell said property. This man was her neighbor; lives in the same gated community as she does and therefore the idea that he was hers to claim in a business &lt;img title="YOU CAN'T FORCE A BUSINESS RELATIONSHIP TO HAPPEN!" src="http://activerain.comhttp://activerain.com/image_store/uploads/8/2/0/4/4/250x271xar136577996044028.jpg.pagespeed.ic.ecrsHCaJxb.jpg" height="271" alt="YOU CAN'T FORCE A BUSINESS RELATIONSHIP TO HAPPEN!" width="250"&gt;relationship seemed obvious to her.&lt;/p&gt;
&lt;p&gt;It so happens that this individual homeowner had already heard of me, found me on the internet and called me to handle his next project. She persisted in the pushing to work with her---she invited him to parties and persisted in "accidentally" running into him when he was walking his dog at the same time she was walking hers!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span&gt;This man was so turned off by her behavior that he finally wrote a note telling her he already had an agent he was happy with and that there would be no need to contact him anymore...to this day he still gets invites to her parties and she persists in trying to get him to &lt;span&gt;finally recognize that he "belongs" to her&lt;/span&gt; because he is her neighbor!&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There are ways one can develop business relationships that seem almost impossible to build, but I have never heard of one happening unless the following attributes are applied to the effort!&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;RAPPORT BUILDING...&lt;/strong&gt; &lt;/span&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Take your time, if at all possible when you first meet a potential buyer or seller; &lt;strong&gt;an unhurried meeting &lt;/strong&gt;gives you the chance to reveal who you are.&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Listen&lt;/strong&gt; more than you talk.&lt;/li&gt;
&lt;li&gt;Remain open to the idea of just what this person's situation is.&lt;/li&gt;
&lt;li&gt;A good rapport will begin a business relationship that can last well into the future with this client or customer.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;APTITUDE REVEALED...&lt;/strong&gt; &lt;/span&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;You can reveal your real estate aptitude by telling a potential client/customer why you are in the business, &lt;strong&gt;what you have accomplished&lt;/strong&gt; (even if it is just one instance) that you experienced and are &lt;strong&gt;well prepared to discuss&lt;/strong&gt;.&lt;/li&gt;

&lt;p&gt;&lt;strong&gt;RESALE AGENTS COULD LEARN A LOT FROM NEW HOME BUILDERS.&amp;nbsp;&lt;/strong&gt;&amp;nbsp; Builders understand that the model home will help sell lots/homes in that community.&amp;nbsp;&amp;nbsp; Builders spend a lot of money to have a model for prospective home buyers to &lt;strong&gt;SEE&lt;/strong&gt;.&amp;nbsp; Builders understand that the more eyes that view a property, the more homes they'll sell.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Inspired by a post by&lt;a href="http://activerain.com/blogs/billcherry" title="Bill Cherry"&gt; Bill Cherry.&amp;nbsp; &lt;/a&gt;&amp;nbsp;&amp;nbsp; Bill's article describes a plan of &lt;strong&gt;EXCLUSION&lt;/strong&gt;.&amp;nbsp; Seems to me that&lt;strong&gt; INCLUSION&lt;/strong&gt; is a better way to sell a home.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Do we want only likely buyers to view a resale home for sale?&amp;nbsp; I'm not so sure.&amp;nbsp;&lt;/strong&gt; &lt;br&gt;&lt;br&gt;The important thing when offering a home for sale is exposing that property to as many viewers as possible.&amp;nbsp; The power is in the &lt;strong&gt;numbers&lt;/strong&gt; of views, not the &lt;strong&gt;motives&lt;/strong&gt; of the viewers.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Why hold a Brokers Open House knowing full well that there is not going to be a likely buyer in the group?&amp;nbsp; What we do know is that the persons viewing the home for sale may be working with a buyer for whom the property for sale may work.&amp;nbsp; OR, they may meet someone in the future and they'll say, &lt;strong&gt;"I know the perfect home."&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;NO PREVIEWING.&lt;/strong&gt;&amp;nbsp; I've been refused access to homes for sale when I told the home owner or the listing agent that I was previewing for a buyer.&amp;nbsp; No argument from me.&amp;nbsp; It's their home or their listing.&amp;nbsp; Of course, that home is not likely to be on the short list when planning a tour with the buyer.&amp;nbsp;&lt;strong&gt; I PREVIEW.&amp;nbsp;&lt;/strong&gt;&amp;nbsp; One of the reasons I preview is because I'm only showing homes to serious home buyers. &amp;nbsp; If a home doesn't meet the buyers' needs, the sellers won't be further inconvenienced by buyers coming through.&amp;nbsp; Home buyers are often traveling and have limited time to see homes for sale.&amp;nbsp;&amp;nbsp; When sellers or their agents have &lt;strong&gt;barriers&lt;/strong&gt; for an agent or a buyer, the number of viewers will surely diminish&lt;strong&gt;.&amp;nbsp; &lt;br&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Until a home is under contract, anything can happen.&amp;nbsp; Spread the word.&amp;nbsp;&amp;nbsp; &lt;strong&gt;Inclusion is far more likely to help a home sell than exclusion.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The term "just looking" means that they actually are &lt;strong&gt;"looking"&lt;/strong&gt;.&lt;/p&gt;

      <title>IF YOU CAN TALK, YOU CAN BLOG!!!</title>

&lt;p&gt;&lt;span&gt;When we are about 1 year&amp;nbsp;to 18 months of age, we learn to talk....We put sentences together soon after that...That is the first step to blogging&amp;nbsp;! You heard it right! Talking is essential to being able to blog!&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;Many agents do not even TRY to write a blog post---I just found that out; maybe I knew it at some level but I had someone tell me that just now and I believe it!&lt;/p&gt;
&lt;p&gt;I think that all it takes is &lt;strong&gt;an interest in a subject&lt;/strong&gt;; if you can carry on a conversation about it, you can blog about it!&lt;/p&gt;
&lt;p&gt;"But it does not take a "writer" to learn to blog" is what I told&amp;nbsp;this agent&amp;nbsp;---&lt;/p&gt;
&lt;p&gt;That, in my humble opinion, is the problem people have with blogging; they just don't understand that putting down on paper statistics or local information does not take a master writer!&lt;span&gt;&lt;strong&gt; I was not a writer&lt;/strong&gt; &lt;/span&gt;and I have expanded my writing now so that many people now read my posts!&lt;/p&gt;
&lt;p&gt;All it takes is an interest in becoming informed so you can inform...this wonderful business of&lt;span&gt;&lt;strong&gt;&lt;span&gt; real estate is not a matter of taking people into houses now and writing up offers&lt;/span&gt;---&lt;/strong&gt;&lt;/span&gt;it&amp;nbsp;has become&amp;nbsp;much more than that.&lt;/p&gt;
&lt;p&gt;The public does not want to buy a house if they don't know anything about the state, the county, the town or village and the STREET they may end up living on!&lt;/p&gt;
&lt;p&gt;In my opinion&lt;span&gt;, &lt;span&gt;&lt;strong&gt;&lt;span&gt;if you can talk, you can write--&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/span&gt;at least you can write information and statistics down in such a way that the public finds it interesting--nothing more than that! That is not going to require a degree in literature--as I said if you can talk and carry on a conversation, just write it down as if you are talking about it---that is the key; no mystery to it! And those who succeed at blogging have discovered that.&lt;/p&gt;

      <title>TELL ME A STORY....A Story About Real Estate and Local Information..</title>

&lt;p&gt;&lt;em&gt;&lt;span&gt;&lt;strong&gt;Note: This is the third in a series of posts about the importance of blogging to real estate agents and brokers--starting it, keeping it going and doing it with continuity. We are in the middle of a major shift in real estate brokerage;&amp;nbsp;I feel we, as professionals have an opportunity to lay claim to what we thought we had but we don't--our local real estate market. Trulia and Zillow and the like have taken the most valuable thing we have: Our listings and our content! Now we can reclaim them by becoming the informed as well as the informer in our niche areas! The public NEEDS our local knowledge in order to make informed decisions!&lt;/strong&gt;&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;Seven years ago, I decided to start blogging&lt;/strong&gt;&lt;/span&gt;---Barely knowing what Blogging meant,&amp;nbsp;I jumped into it&amp;nbsp;with both feet and started telling stories about where I live. I found that local history about Southampton was rich and available to those who cared to seek out&amp;nbsp;and study details of this very early English settlement.&lt;/p&gt;
&lt;p&gt;I did that at the urging of fellow members here on ActiveRain--"You need to tell people what is going on in your area" was the theme of most blog posts at that time...So I started in.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I used sales data and photos of houses, the Village and surrounding areas and I used the "tales" of the area for local interest stories.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Little did I know that &lt;strong&gt;what&amp;nbsp;I was doing was beginning a story line&lt;/strong&gt;; a story line&amp;nbsp;about where I live and what I love to do here...a story line that I have kept going now for many years. It has made a huge difference in my reputation as a local specialist; many sellers now contact me directly to list their houses and in most cases they found me on the internet.&amp;nbsp;Buyers too appear, because they found me and my posts as they did&amp;nbsp;a web&amp;nbsp;search about this area, or because they were "house hunting" online.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span&gt;OUTWITTING THE COMPETITION...&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This story line has unfolded now for all these seven years,&amp;nbsp;and now I see that what I was doing &lt;strong&gt;has put me in a very different place compared to&amp;nbsp;where&amp;nbsp;my competition is.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I have made the mark of a local expert now.&amp;nbsp;As to the history of Southampton, I was astounded &amp;nbsp;when I got an email from a descendant of one of the founders of Southampton, New York! He is&amp;nbsp;a &lt;strong&gt;Great Grandson of the founder of Southampton Village, eight times removed!&lt;/strong&gt;&amp;nbsp;He and I connected via email and since&amp;nbsp;he lives in the UK and may never ever get here to see the place his ancestor founded, it was gratifying to&amp;nbsp;communicate with him! He found me when he did a search of Southampton Village and found a post I had written about Post Lane, a little known and historical street here in the Village. Named after his ancestral family, the street is less than 1/4 of mile long and was the original driveway to the Post Family Estate.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;His name is Richard Post&lt;/strong&gt; and he carries the same name as the man who owned most of Southampton Village in the 17th century. The first Richard Post was one of the first settlers here in 1640's&amp;nbsp;and the King of England had bestowed upon him the greater piece of land that now lies in the central part of the Village.&lt;/p&gt;
&lt;p&gt;When I got that email and then connected him with the Historical Society here in Southampton Village--I got the thrill of a lifetime! I was able, through my blogging, to connect a whole missing piece&amp;nbsp;to the history of this beautiful Village---&lt;img title="TELL ME A STORY..." src="http://activerain.com/image_store/uploads/5/9/6/7/7/ar136392878577695.jpg" height="205" alt="TELL ME A STORY..." width="350"&gt;&lt;/p&gt;
&lt;p&gt;What a story to tell my family and friends!...and it goes on, because as long as there is another story to tell about this area, I will tell it!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span&gt;KEEP IN MIND:&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;Blogging is a great way to get the publics' attention.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;In order to tell&amp;nbsp;a story that will get read, you need to focus on the little known facts about an area. Keep this at the forefront of your mind as you blog about your selection.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;I find the following methods work for me:&lt;/span&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Keep your eyes&amp;nbsp;open&lt;/strong&gt; for the latest NEW happenings in your area, i.e. museum exhibits etc.&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Write from the "place" you found&lt;/strong&gt; in your own mind when you saw it or read about it--what peaked &lt;em&gt;your&lt;/em&gt; interest?&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;&lt;span&gt;&lt;strong&gt;Look for the unusual or little known event&lt;/strong&gt;, i.e.:&lt;strong&gt;&lt;span&gt; there is an antique building in&amp;nbsp;Southampton&amp;nbsp;Village&amp;nbsp;that was an original silversmith shop--situated on Main Street, it is an obscure, tiny gambrel roofed building separate and very different from all the other Village store fronts. It is now used as a school room for teaching precious metal jewelry making and it is one little known event that happens every&amp;nbsp;6 months. Limited to 3-4 people per class, it is one of the most interesting classes you could ever take--maybe even begin a business with the knowledge?&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Make sure you keep a log of all sales that take place in your area. &lt;/strong&gt;Write about that as often as you can. Each time you write a piece about your area, you build upon the whole story line.&amp;nbsp;Keeping it "Pithy" is crucial&amp;nbsp;and this will work towards building your reputation and your business!&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Take advantage of local lore;&lt;/strong&gt; many stories have come about in an area from the earliest families and the early existence of businesses, i.e.: "Flint Michigan is a city founded for the Automobile industry--a place where the founder of GM lived in the&amp;nbsp;Applewood Estate; Charles Stewart Mott lived there from the turn of the 19th century until his death in 19--" (I spent most of my early adult life there)&amp;nbsp;This is the stuff stories are made of and &lt;strong&gt;can be discovered simply by talking with the local folks&lt;/strong&gt;.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;&lt;span&gt;CONTINUITY...&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;These pointers may help you as you gather your thoughts about telling your story; build it and make it rich and full of life and full of data,&amp;nbsp;people will read it.&lt;/p&gt;
&lt;p&gt;People will read your blog posts and they will think of you anytime the possibility of buying a house in your area arises---or anytime a friend or friend of a friend needs a&amp;nbsp;real estate service.&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;Keep it going and the public will find you. If they feel like you know the area so well, they will want to use your real estate services and their friends will too!...&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
